Kite Complex 6th of October City is the commercial, administrative and medical hub of the Kite compound, by Centrada Developments, on about 11,000 m² in 6th of October, published as sitting on the Wahat road opposite West Somid. What sets it apart from most commercial projects around it is the deposit: just 1% on every unit, with the rest over about eight and a quarter years, and handover announced for January 2030. Two small offices or one large one?

In plain numbers, the 180 m² office costs 20.09 million, more than seven times the smallest, while its area is only about five and a quarter times larger. If your business needs a lot of space, small adjoining offices may cost less, provided the developer agrees in writing to joining them.

Kite Complex clinics come finished, and the largest is 226 m² at EGP 27,720,000 in October 2026, about 122,700 per m². The clinic metre stays almost flat with size, so choose for the practice, since there is no discount for space.

Centrada Rise, by the same developer, has a 101 m² clinic at EGP 17,404,835, about 172,300 per m², with 10% down over 7 years. So a Kite Complex clinic metre is about 49,600 lower on 1% down, with handover in January 2030 against June 2030.

The smallest shop at Kite Complex is 48 m² at EGP 10,080,000, about 210,000 per m², in October 2026. Centrada Rise has a shop of the same size at 11,538,250, about 240,400 per m², and Patterns West has a 60 m² shop at 15,000,000, or 250,000 per m².

So the 48 m² shop here is about EGP 1,458,000 below Centrada Rise, at the same size and from the same developer.

Kite Complex or C9?

Kite Complex and C9 are both by Centrada on the same plan: 1% down with the balance over about 8 years and 3 months. C9 is announced for January 2029, a year earlier, with a lower metre on clinics and shops. Kite Complex has the lower metre on small offices, and its clinics come finished.

The compound next door

The Kite compound itself, which holds Kite Complex, has one- to three-bedroom flats ready from the developer. So residents will be there about three years before the shops and clinics are handed over in January 2030, which matters if you are buying to let to a business that relies on neighbours.

As published, the project is on the Wahat road opposite West Somid, inside the developer's Kite residential compound, so its residents are the nearest customers for the shops and clinics. The distances Centrada gives: October University for Modern Sciences and Arts 3 minutes, Mall of Egypt 5, Mall of Arabia 7, with the 26th of July axis nearby.
